Commercial lender is a term used to describe a individual or business who specializes in offering loans to businesses or commercial enterprises or to individuals for the purpose of financing a business or commercial enterprise. There are numerous types of commercial lenders, such as a commercial mortgage lender and a commercial equipment lender. These lenders differ depending upon what types of industries they will loan to and what types of assets secure their loans. For example, a commercial mortgage lender is a commercial lender who specifically lends funds used to purchase or refinance commercial real estate. This type of loan is known as a commercial real estate loan or a commercial mortgage and is always secured by the real estate in question. Each type of commercial lender will usually have industry specific criteria for qualifying for a loan and industry specific prevailing market rates. For example, a commercial real estate lender or hard money commercial lenders will be concerned with the creditworthiness of the borrower and the value of the commercial real estate being purchased. Another type of commercial lender may have a different set of criteria for offering business loans. If a business or individual is in need of commercial lenders it may be useful to use a commercial loan broker, particularly one who is compensated by the lender.
